Heritage Isle is a 55+ gated community in Viera with about 1,500 homes across 478 acres. The gate is staffed around the clock.
It isn’t laid out as one single neighborhood. Heritage Isle is a set of separate villages connected by Legacy Boulevard and a network of pedestrian bridges, which is why it feels smaller from the inside than the home count suggests. That’s worth knowing before you visit, because two homes here can sit in quite different parts of the community.
Inside the Heritage Isle clubhouse
The clubhouse runs to 21,000 square feet, and it’s where most of the day-to-day life of the community happens. Inside there’s a bistro, a fitness center, an aerobics studio, a ballroom, a library, a computer center, a card room, billiards, an arts and crafts studio, a hobby and game room, and a catering kitchen.
Outside there’s a resort-style pool and spa, four tennis courts, four bocce ball courts, two shuffleboard courts, three horseshoe pits, a basketball court and a volleyball court. The grounds hold ponds, parks, natural space, and walking and biking trails.
If a full social calendar is part of what you’re looking for, that’s the practical reason this community can carry one.

Where Heritage Isle sits in Viera
Heritage Isle is next to The Avenues Viera, so shopping and restaurants are a few minutes away rather than a drive. The beach is a short drive east, and there are several to choose from along this stretch of coast. Viera has two other 55+ communities worth seeing on the same trip. Grand Isle is far smaller at 336 homes and has a full-time activities director. Del Webb at Viera is still being built by Pulte. Bridgewater at Viera sits in West Viera and was built by Lennar from 2017. Seeing two or three in an afternoon tells you more than reading about any of them.
What to check before you buy here
Heritage Isle carries a Community Development District assessment on the property tax bill, which is separate from the association dues and works differently. A CDD has two parts. One is paying off what it cost to build the community, and that part has an end date. The other pays to keep it all maintained, and that part does not end. It is easy to budget for the first and forget the second, so ask us to show you both numbers before you make an offer.
The other thing to read is the association’s own documents. Every community on our list is 55 and over, but the individual rules are not identical, and how they treat a younger spouse or a grandchild staying the summer varies. Awards and recognition
In 2005 readers of Florida Today voted Heritage Isle the best 55+ community in Brevard County, and the National Association of Home Builders gave it an Innovation Award the same year. In 2007 Where to Retire named it one of America’s best master-planned communities. Those awards are twenty years old now and we’d rather you judge the place on a visit, but they say something about the standard it was built to.
