Compass Pointe is a 55+ gated community in West Melbourne, just west of Melbourne, with 155 single-family homes. They run from about 1,400 to 2,300 square feet and are built in concrete block and stucco.
Most of them were built by Lifestyle Homes, Mercedes Homes and Stitzel Construction. Inside you will typically find two to three bedrooms and two baths, with a walk-in closet in the master. Most have a living room, a dining area, an eat-in kitchen, a family room and a laundry room, plus a covered porch or screen enclosure and an oversized two-car garage.
At 155 homes this is one of the smaller communities on our list. Lawn maintenance is included in the association fees, so the yard is not your job. The grounds hold nine retention ponds and a nature preserve.
